Should I be a landlord as a sole trader or a limited company?
The way you own and run your property business has a wider impact on all sorts of things, like paying yourself, your tax reporting obligations, and even what happens if you decide to sell up. For most landlords this comes down to a choice between being a sole trader of setting up a limited company. There are pros and cons to both, so it can feel like an overwhelming decision to make.

MTD Income Tax for landlords and property income
Some landlords and businesses will need to use Making Tax Digital for Income Tax to report their income to HMRC, but it all depends on how you run things. If you own a limited company which receives the property income then not much will change, and you’ll carry on submitting Company Tax Returns like you normally would.
Anyone getting property income as an individual needs to submit either a Self Assessment or MTD Income Tax return depending on how much they get. It sounds confusing, but we’ll talk you through it. All our packages include the appropriate tax return for your business as standard, so that’s one less thing to worry about!
Switching to us from another accountant?
If you’ve been working with another provider then the thought of transferring to a new accountant might be a bit daunting. Don’t worry! We’ll take care of everything from start to finish, making sure you have all the support you need.
We’ll contact your old accountant to request any documents and information we need, and notify HMRC that we’re acting on your behalf. That just leaves you to get to know your new dedicated property accountant!

There are several! Claiming tax relief and allowances can make a big difference to your tax bill. For instance, the Rent a Room Scheme means you might be able to earn up to £7,500 per year from renting out furnished accommodation in your home. Your eligibility for the different schemes available can vary depending on how you receive the income or run your business, so it’s well worth a chat with an accountant.
We provide our accounting services based on what type of business structure you decide to use, such as a sole trader or limited company. The fee you pay will cover all the essentials your business needs as standard, including a full set of accounts, your tax return, unlimited support from your own dedicated accountant, online bookkeeping software, and Client Hub so you can manage everything.
We include Pandle Pro for all our clients, but we can work with you on any bookkeeping system you like!
Not necessarily. Your employer won’t be notified if you start receiving other income. It’s worth noting your tax code will change if you decide to pay tax through your tax code (and your employer will make higher deductions from your pay). If you decide to register as a limited company then your information will be publicly available to anyone searching the Companies House register.
